How commission splits are calculated

Paperless Pipeline reads the sale price and gross commission off the transaction, applies the agent's split or flat fee, moves them to the next tier when they cross a cap, subtracts franchise royalties and brokerage fees in the order you set, and shows the net. It runs the moment you enter the financials. The Commission Basis you pick decides whether the calculation starts from the full gross or from your side of it, and every deal records whether it is Paid by Seller or Paid by Buyer.

A $400,000 sale at 3% is $12,000 gross. On a 70/30 split before cap: agent $8,400, brokerage $3,600. Take a 6% franchise royalty off the top first and it is $11,280 gross, agent $7,896. Paperless Pipeline runs that order of operations the same way on every deal, and the commission statement shows each line.

What a commission statement shows the agent

The statement is generated from the same calculation, so agents see the gross, their split, every fee and deduction as its own line, and the net they are paid, the moment the commission is generated. The same document carries running totals: year-to-date production, volume, and closings. Admins can download it as a PDF or email it straight from the transaction.

How a Compensation Disbursement Authorization (CDA) is generated

Once the commission is calculated, Paperless Pipeline builds the disbursement authorization from those same figures and emails it to the closing company from inside the transaction, with the brokerage's payee details, the agent's payable LLC and license number, and any commission notes attached. It works whether agents are paid at the table or the brokerage collects and disburses later. Since the NAR settlement, many brokerages call this a Compensation Disbursement Authorization rather than a Commission Disbursement Authorization; it is the same document.

How are commissions calculated?+

Can each agent have a different commission split?+

Yes. Every user can have their own commission percentage and tier threshold, plus their start date, license number, payable LLC, commission notes and running totals for sales volume and units. You set and update each agent individually instead of guessing which plan they are on.

What is a commission disbursement authorization (CDA)?+

A CDA - also called a compensation disbursement authorization since the 2024 NAR settlement - tells the closing company how to pay out commission on a deal.
