Commission tracking software
Calculate real estate commissions without the spreadsheet.
The financial terms already live on the transaction. Paperless Pipeline uses them to calculate who gets what, then produces the paperwork needed to pay everyone, automatic CDA generation, agent commission statements, and production reports.
A spreadsheet works for the first few deals. It breaks when a new agent joins on a different split, two agents hit their cap in the same month or a franchise fee changes, and year-end production and 1099 totals have to be rebuilt by hand. In Paperless Pipeline, statements come from the closed file and those totals build deal by deal.
Set the split once. Let Paperless Pipeline do the math.
Percentage splits, flat fees, caps, franchise royalties, and brokerage fees, set the rules once and Paperless Pipeline calculates every deal from there.
Referral fees, mentor splits and team overrides are configured per agent and applied automatically to every closing.

Once the commission is calculated, Paperless Pipeline generates the Compensation Disbursement Authorization (CDA) from the same transaction, payees, amounts, brokerage details, and commission notes included.

By default, only admins can generate a CDA, so agents can't create their own payout paperwork and money only moves after someone in the office signs off. Email it to title or download it as a PDF in one click.

Know what your brokerage is producing.
Every completed commission rolls into brokerage reporting automatically, so you can see production, volume, commissions, and upcoming closings without maintaining another spreadsheet.
Filter by agent, office, transaction type, or timeframe when you need to dig deeper.
See pending commissions for the next 30 days alongside closed production.
The Commission Module adds financial reports such as Agent Production, Pending Commissions and Aggregate Performance. Four reports give referral amounts their own Referral Commission column, so the money you paid away is as visible as the money you kept.

One agent. All closed deals. Running totals.
Nobody has to ask for the numbers.
Pipeline sends each person their own production picture automatically.

How fees, deductions and royalties are applied
You define each fee once and set the order it is applied in: franchise royalties off the top, then brokerage fees, then in-house fees, taxes, client fees, home warranties, or charitable contributions. Paperless Pipeline applies them in that order on every commission and prints each one as its own line on the statement, so an agent can see exactly what was taken and why.

How agent commission plans are set up
Each agent gets their own commission plan: their split or flat fee, tier threshold, start date, license number and payable LLC. Change one agent's plan and it applies from their next closing; nobody else's plan moves.

How tier and cap alerts work
Paperless Pipeline keeps running totals against each agent's Next Commission Split Threshold and tells you when they are about to cross it, so the next deal is calculated on the right tier rather than corrected after the fact. Every time you generate a commission you also see that agent's production detail: closings, total sales volume, and where they sit against their cap.
Commissions across offices, teams and franchises
One account holds every office, team and agent, with each agent on their own commission plan.
- Unlimited offices. Locations are unlimited on every plan, each with its own admins. Leadership reports across every office, with drill-down to any one.
- Plans that follow the agent. Each agent keeps their own split, tier and cap in any office or team, and their past transactions stay intact if they move.
- Franchises. Company-default checklists and settings with per-office overrides, and franchise royalties off the top of every commission.
- New and acquired offices. Add an office in a few clicks, and bulk-import an acquired team's agents from a CSV roster.

Setting up the Commission Module
Your account is usable on day one, and most brokerages are fully running in days. Setup, admin training and transaction import are free on every plan.
- 1Add your offices and people: Add each office, then your admins and agents. Every user is free, and permissions decide who can see financial data.
- 2Enter each agent's plan: Set splits, caps, fees and referrals the way you actually pay people, with each agent's tier threshold and payable LLC.
- 3Run splits and a test CDA: Within days, run the commission on a deal you know. Then check a real closing against what you would have calculated by hand.
- 4Pull your first report: By month 1, your closings feed the production reports, and commission data can go to your accounting tool through Zapier.

Connect commissions to your accounting and the tools you already use.
Through Zapier, a Closed status can create the bill in QuickBooks automatically, with the address, close date and commission fields already filled in, and the same works with Xero and thousands of other apps. DocuSign, Dropbox Sign and Follow Up Boss connect natively, Pipeline eSign is built in, and Pipeline AI reads the contract and fills in the transaction, so every deal starts from the contract instead of retyping.
Permissions, audit trail and backups for commission data
Commissions are calculated on the same transaction that holds the compliance checklist, the documents and their review history, so the money and the paperwork stay together.
- Separate permissions for entering financial data and viewing financial reports, scoped by location.
- Every action on the transaction logged, dated and attributed in its Activity History.
- Free monthly backups in an open, vendor-neutral format you download and keep, plus on-demand download of any single transaction.
- Files kept on a rolling 10-year basis while your account is active.

Paperless Pipeline vs bundled commission tools.
Most commission tools charge by the seat. Paperless Pipeline prices on the transactions you start, so hiring ten agents does not change your bill. The Commission Module is an optional add-on from $58/month on the $69 plan, which covers up to 5 new transactions a month with unlimited users, rising with your transaction volume to $185/month on the 450+ plan; see the pricing calculator for the cost at your volume. See how Paperless Pipeline compares.

Commission Module FAQs
What brokers and TCs ask before turning on the Commission Module.
What is real estate commission software?
Real estate commission software, also called commission tracking or commission management software, works out what each agent, the brokerage and any referral partner is owed on a closed deal, after splits, caps, royalties and fees. It then produces the paperwork to pay them: agent statements, the CDA for the closing company and production reports. In Paperless Pipeline, the optional Commission Module does this inside the transaction, from $58/month.
What is the Paperless Pipeline Commission Module?
The Commission Module is Paperless Pipeline's add-on for calculating agent commissions and producing your brokerage's deal financials - splits, statements, disbursement authorizations and reports - right inside each transaction. Pricing depends on your transaction volume.
How are commissions calculated?
Four steps, using rules you set once. First, Paperless Pipeline takes the gross commission on the deal. Second, referral fees and franchise royalties come off the top. Third, the agent's split or flat fee for their current tier is applied. Fourth, brokerage fees, in-house fees, taxes and other deductions follow in the order you set, each as its own statement line. The CDA and agent statement use that same calculation.
Does it handle team splits and overrides?
Yes. Team overrides, mentor splits and referral fees are set on each agent's plan and applied automatically to every closing, and the CDA and agent statements come from the same calculation. Teams can pull commission reports by pending commissions, closed deals and lead source. For how to structure the split itself, read real estate team commission splits or see the team page.
Can each agent have a different commission split?
Yes. Every user can have their own commission percentage and tier threshold, plus their start date, license number, payable LLC, commission notes and running totals for sales volume and units. You set and update each agent individually instead of guessing which plan they are on.
What is a commission disbursement authorization (CDA)?
A CDA - also called a compensation disbursement authorization since the 2024 NAR settlement - tells the closing company how to pay out commission on a deal. In Paperless Pipeline you send one straight from the transaction, with disbursement options, an authorization signature, the agent's payable LLC or corp, custom instructions, referral settings and earnest money deposit.
Can agents see their own commission statements?
Yes. Agents and admins can view a commission statement the moment a commission is calculated, showing what they earned on the deal plus their year-to-date production and volume in the same document - so you stop fielding "how much did I make?" questions.
Does it handle fees, deductions and royalties?
Yes. Add automatic franchise fees or royalties, brokerage fees, client fees, taxes, off-the-top deductions, and even home warranties or charitable contributions. Each step of the calculation is set up once for line-item accuracy on every deal.
Will it alert me when an agent hits a cap or tier?
Yes. Define your commission thresholds and Paperless Pipeline alerts you when an agent reaches the next tier or cap, and shows production details - closings, total sales volume and more - each time you generate their commission.
What financial reports are included?
Downloadable reports covering individual agent production, company performance and your top producers, customizable by location, transaction type, timeframe or agent. You can also automate monthly production emails so agents and admins receive monthly and year-to-date production, volume and income without having to ask.
Who can see financial data?
Access is permission-controlled. Separate permissions govern who can enter financial data and who can view financial reports, and you can scope them by Location, so sensitive numbers stay with the right people.
How much does the Commission Module cost?
The Commission Module is an optional add-on from $58/month on the $69 plan, rising with your transaction volume to $185/month on the 450+ plan. There is no contract. See the pricing page.
Does the Commission Module work with the rest of Paperless Pipeline?
Yes. It is built into the same transactions you already manage, so commissions, statements and CDAs are generated from the deal you are working on - no separate accounting tool and no double entry.
Can I try it before buying?
Yes. Start a 14-day free trial of Paperless Pipeline with free setup, then add the Commission Module to see how commissions, statements and reports work for your splits. See it first to walk through it.
Can I calculate a commission split quickly without logging in?
Yes - try the free real estate commission calculator for a quick estimate. Inside Paperless Pipeline, the Commission Module then automates the full calculation, statement and disbursement on every real deal.
Does Paperless Pipeline file 1099s for agents?
No. Paperless Pipeline does not generate or file 1099-NEC forms. It keeps each agent's year-to-date earnings, cap progress and per-transaction breakdowns current all year, built deal by deal from closed transactions. At tax time, your accountant takes the numbers from the agent statements and production reports instead of rebuilding them from a spreadsheet.
Can I bring in my open deals and old files?
Yes. Free setup includes help importing your existing transactions, and your first 30 days after upgrading are unlimited, so you can load every open deal and old file without moving up a plan. After that, your plan follows the new transactions you open each month, and you can move up or down as your volume changes.
